When we think about luxury subdivisions, Forbes Park and Ayala Alabang Village are usually the first ones that come to mind. You're not wrong to think so—they are both on Lamudi's list of 15 most expensive subdivisions in Metro Manila for 2024—but there are plenty of other upscale, gated communities we could be passing by without even realizing.
Here's How Much It Costs to Live in Metro Manila's Most Expensive Subdivisions
Data from the 2023 Urban Land Institute (ULI) Asia Pacific Home Attainability Index showed that Metro Manila's home affordability ratio is one of the highest in Asia, with the house cost exceeding 24 times the annual income of the average family. How much more so for housing tailored to the ultra-rich?
As expected, Forbes Park in Makati City takes the top spot for the most expensive subdivision in Metro Manila with house prices ranging from P400 million to P3.5 billion. This enclave has long been the domicile of choice for the country's old money families and foreign diplomats since it was established in the 1940s, giving it the moniker “Beverly Hills of Manila.”

Corinthian Gardens in Quezon City is equally illustrious at second place with a price range of P300 million to P1.2 billion. The prime residential area combines serenity with a strategic location, only being a stone's throw away from the Ortigas Center.

Not far behind in terms of prestige and price is Urdaneta Village in Makati City, which offers a level of tranquility and exclusivity that is hard to match with its smaller size compared to Forbes. Its strategic location near the central business district of Makati makes it particularly appealing to those who want to blend accessibility with privacy.
